The new operations facility for BC Hydro at the Horne Payne substation site is strategically located within the Lower Mainland on the border between Vancouver and Burnaby and adjacent to the Trans Canada Highway. The operations facility is a mixed-use building comprised of both office and industrial spaces. It is aesthetically pleasing yet simple in its detail and construction. With LEED practices and sustainability as key considerations, passive methods of state-of-the-art solutions and systems are employed to target a high level of environmental sustainability.

The facility is registered with the Canada Green Building Council as a candidate for LEED certification and seeks to achieve LEED Gold status.
