Wayfair is the second building at Richmond Industrial Centre, at 500,000 sq.ft. and 40 ft clear height. It was constructed using tilt-up concrete with internal steel columns and roof joists, designed to support efficient logistics and distribution operations.

The construction and integration of tenant improvements required meticulous coordination, particularly with underslab works and structural modifications to prevent costly reworks. Conducted amidst the operational business park and alongside the construction of two other buildings, this complex environment demanded strategic planning and robust project management. Lessons from past projects minimized disruptions and excavation issues, even during adverse winter conditions.

The office component in Building 1 spans two levels: a 740 sq.m. ground level that includes elevators, staircases, a break room, locker areas, and washrooms, and an 820 sq.m. mezzanine that houses a conference room, a large training room, and an open office area with views over the warehouse.

Additional Features:

– Central Shipping and Receiving Offices: Approximately 320 sq.m.

– EV Charging Stations: 18 installed, servicing 36 parking stalls with provisions for future expansion.

– Outdoor Amenity Space: Adjacent to the office area, enhancing aesthetics and functionality.
